BOARD OF COMMISSIONERS <br />Monday, July 13, 1998 <br /> <br />Staff Use Only: <br /> Apt>row'd: <br /> <br /> [N'med: <br /> Tabled: <br /> <br />o:' A third future entrance will be provided by a connection to Christenbury <br /> Road (50' R/W in Cabarrus County). <br />The rest of the roads will be 50' R/W's providing access to interior lots. <br /> <br />Adequate Public Facilities Comments: <br /> <br />Note: The following comntents were submitted by the referenced departments/agencies and pertain to <br />whether or not the services/fitcilities that each department provides are adequate to meet the demands of <br />the proposed development. <br /> <br />A preliminary OK from the following departments/agencies should in no way be construed as final <br />approval for a service orfaciliO'. <br /> <br />Water/Sewer Provider: City of Concord Engineering, Lex Patterson <br /> <br />The proposed development will be served by water and sewer provided by the City of Concord. Lex <br />commented that there would be adequate capacity to serve this subdivision. However, more detailed <br />plans would have to be reviewed before a more concrete answer could be provided. <br /> <br />Development Services: Dennis Mauney <br /> <br />Fire/water mains need to be in place with fire hydrants in service before combustibles are brought onto <br />the site. The hydrant at the end of Falldrk Drive appears to be shown on a two inch line; needs to be <br />connected to a six inch line. The six inch lines in some parts of the subdivision should be looped back to <br />the eight inch main through R/W at the end of cul-de-sacs. The 12 inch line could be connected to <br />CMUD line to help the sanitation of the 12 inch line. These comments will be forwarded to Lex <br />Patterson Ibr his review. <br /> <br />EMS: Ron Harwood <br /> <br />Emergency services will be able to provide adequate service to the proposed development without <br />straining existing personnel or facilities. In 1990, there was a concern that the proposal did not include <br />any access points from Cabarrus County. However, that concern has been addressed in this proposal by <br />connecting Ellenwood Road to Harris Road. In addition, a future connection to Christenbury Road is <br />proposed. <br /> <br />NCDOT: Alvin Hough <br /> <br />His preliminary review summarized that the roads would meet NCDOT standards. However, he did have <br />two minor concerns. The first was that the "bubble" cul-de-sac at the intersection of Buckhaven Road <br />and Lanark Road would probably not be accepted by NCDOT. The second was that the developer should <br />make certain that there are at least four lots with access off a street if the developer expects it to be added <br />to the state system. <br /> <br />School District: Robert Kluttz <br /> <br />The issue of adequate public school capacity is the most crucial concern expressed by any <br />department/agency.
