PLANNING STAFF REPORT TO <br />CABARRUS CO. BOARD OF COMMISSIONERS <br />Monday, Suly 13, 1998 <br /> <br />Slaff Use Only: <br /> A!~_yroved: <br /> <br /> Denied: <br /> <br />Staff Recommendation: <br /> <br />It is therefore the recommendation of planning staff that the preliminary plat <br />for Highland Creek subdivision be DENIED until such time that school <br />facilities are adequate to serve the expected number of students generated by <br />this proposed development. <br /> <br />This recommendation is based on the fact the school system cannot <br />adequately handle the additional students even with the redistricting plans <br />(See Exhibits 2 and 3 pertaining to the school district's comments and <br />school enrollment/capacity chart). <br /> <br />PZC Recommendation: <br /> <br />On Thursday, May 21, 1998, the Cabarrus County Planning and Zoning <br />Commission voted 9-0 to DENY petition C98-06 (S) until such time that <br />school facilities are adequate to serve the expected number of Students <br />generated by the proposed development. <br /> <br />The primary reason for denial stated by the PZC is as follows: <br /> 1. The proposed development does not meet the adequate public <br />facilities provision of the Cabarrus County Subdivision Ordinance (Section <br />66-81). Specifically, the Cabarrus County School District does not have <br />adequate facilities at this time to serve the estimated number of students <br />who would be generated by the proposed development. <br /> <br /> Page 4 tff 4 <br />Highl~md Creek <br /> <br /> <br />
