STATE OF NORTH CAROLINA <br />COUNTY OF CABARRUS <br /> <br />GROUND T.m~SE AGREE~F~qT <br /> <br /> THIS ~ROUND T~%SE AGREEMENT (the "Lease") made and <br />entered into effective as of the day of <br /> , 1998 by and between CABARRUS COUNTY, <br />North Carolina, whose mailing address is Post Office Box 707, <br />Concord, North Carolina 28026-0707 (hereinafter called the <br />"Landlord"), and L.i.F.E. CEnTeR, INC., a North Carolina non- <br />profit, non-stock corporation having a mailing address of 30 <br />Union Street, North, Concord, North Carolina 28025, <br />(hereinafter called the "Tenant"): <br /> <br />ST~r~NT OF PURPOSE <br /> <br /> Landlord is the fee simple owner of a certain tract of <br />land located in the City of Concord, Cabarrus County, North <br />Carolina, and more fully described on Exhibit A attached <br />hereto and incorporated herein by reference (the "Demised <br />Premises"), together with a non-exclusive easement for <br />ingress, egress and regress, and parking usage with regard to <br />vehicles of tenant, its agents, employees and invitees. <br />Landlord has agreed to lease to Tenant, and Tenant has agreed <br />to lease from Landlord the Demised Premises upon the terms, <br />provisions and conditions hereinafter set forth in this Lease <br />with the understanding that Tenant, acting as developer of the <br />Demised Premises, shall proceed with construction of an adult <br />day care facility, related facilities, and sufficient on-site <br />parking thereon {the "Project") and development of the Project <br />as hereinafter provided. <br /> <br />WITNESSETH: <br /> <br /> In consideration of the rent to be paid, the mutual <br />covenants and agreements herein contained and of other good <br />and valuable considerations, the receipt and legal sufficiency <br />of which are hereby acknowledged by the parties hereto, <br />Landlord hereby leases and rents to Tenant and Tenant hereby <br />leases and rents from Landlord the Demised Premises <br />hereinafter described upon the terms, provisions and <br />conditions hereinafter set forth, to wit: <br /> <br /> 1.
