Tatge, AICP <br />Senior Planner <br /> <br />January 10, 1997 <br /> <br />Agenda Request, Text Amendment to the Cabarrus County Zoning <br />Ordinance <br /> <br />As a result of previous direction received from the Board of County Commissioners <br />concerning the preparation of a text amendment to discontinue further consideration of <br />multi-family residential and family/group care facilities as uses in the General Commercial <br />Zoning District, the attached ordinance amendment has been prepared for consideration. <br /> <br />A Public Hearing has been scheduled and noticed for Tuesday January 21, at 7:00 p.m. A <br />copy of that notice is also attached. The Planning and Zoning Commission recommended <br />unanimous approval of this item at their December 19, 1996 regularly scheduled meeting. <br /> <br />OVERVIEW <br /> <br />Currently, residentially oriented land uses are permitted in the General Commercial (GC) <br />and Office/Limited Commercial (OF/LC) zoning districts. The general purpose and intent of <br />the General Commercial and Office Limited Commercial zoning districts are quite similar <br />with the exception of the level(s) of intensity or actual scale of commercial activity that they <br />are intended to support. This text amendment is intended to preserve these areas for the <br />principle purpose of supporting commercially oriented land uses. <br /> <br />An exception to this purpose is a corresponding expectation that the Office/Limited <br />Commercial zoning district accommodate small scale commercial development that is <br />complimentary to residential land uses. Family and group care facilities are currently <br />permitted uses in the OF/LC zoning district. Multi-family residential type land uses are also <br />permitted provided that they meet certain performance standards. These provisions are <br />consistent with long range planning efforts and should be maintained with the <br />recommended provision of limiting multi-family residential densities to six (6) dwelling units <br />per acre in the OF/LC zoning district. <br /> <br /> <br />
