To encourage opportunities for mixed use projects which are at an intensity or scale that is <br />compatible with multi-family residential development, a density bonus provision is proposed <br />which would allow an additional two (2) dwelling units per acre ( for a maximum allowed <br />density of eight (8) dwelling units per acre) in the OF/LC zoning district. Currently property <br />owners can develop multi-family residential land uses in the OF/LC zoning district at a <br />density up to eighteen (18) units per acre. This is comparable with currently allowed <br />densities in the High Density Residential (HDR) zoning district. <br /> <br />The density bonus allowance would only apply to bona fide mixed use projects in the <br />OF/LC zoning district which satisfy all performance requirements. The applicant can <br />demonstrate project eligibility for this concept through the submission of a site plan and <br />appropriate architectural drawings which illustrate how the project is physically and <br />functionally integrated. <br /> <br />Since the Zoning Ordinance does not contain a definition for a "mixed use development", <br />one has been prepared as part of this amendment for incorporation into Chapter 2, Rules <br />of Construction and Definitions. <br /> <br />The Ordinance contains provisions to allow existing uses to remain subject to the <br />consideration that they will become non conforming and regulated pursuant to Chapter 14 <br />of the Zoning Ordinance. Provisions for vesting development rights under current <br />regulations are provided for a period of 30 days from the date of enactment of this <br />amendment. <br /> <br />Please review this item and contact me if you have any questions or concerns.
