PETITION 96-05(T) <br /> <br />AN ORDINANCE AMENDING THE CABARRUS COUNTY <br /> ZONING ORDINANCE <br /> <br /> WHEREAS, the Board of County Commissioners ("the Board") have <br />adopted the Cabatt-s County Zoning Ordinance ("the Zoning Ordinance") <br />pursuant to the authority contained in the North Carolina General Statutes <br />Chapter 153A, Article 18, with the intent and purpose of providing a system of <br />intelligent land usage; and <br /> <br /> WHEREAS, zoning districts have bccn established within the Zoning <br />Ordinance as a method to group similar and compatible land uses throughout <br />the county; and <br /> <br /> WHEREAS, the primary purpose of the General Commercial zone is to <br />provide the principal locations for large scale commercial activities <br />accommodating a wide variety of office, retail and lodging land uses; and <br /> <br /> WHEREAS, the primary purpose of the Office/Limited Commercial zone <br />is to provide relatively small scale commercial and office development at an <br />intensity that is complementary to residential land uses. <br /> <br /> WHEREAS, procedures have been established within the general <br />provisions section of the Zoning Ordinance to facilitate amendments as they are <br />deemed to be necessary; and <br /> <br /> WHEREAS, the Planning and Zoning Commission has reviewed the <br />subject text amendment at their regularly scheduled meeting of December 19, <br />1996 and have recommended unanimous approval of the same; and <br /> <br /> WHEREAS, a public hearing has been held on January 21, 1997 to receive <br />public comment on the subject Ordinance amendment; and <br /> <br /> WHEREAS, the Board has determined that a text amendment to the <br />General Commercial section, list of allowed uses, is necessary to further the <br />intent of the Zoning Ordinance which is to provide for the general health, safety <br />and welfare of its residents; and <br /> <br /> WHEREAS, the Board has determined that a text amendment, identifying <br />perfotu~ance standards within the Office/Limited Commercial zoning district, <br />which limit the maximum density of multi-family residential land uses .is <br />necessary to preserve these areas for their intended purpose; and <br /> <br /> <br />
