A density bonus of two (2) dwelling un£ts per acre <br />will be allowed for projects which can successfully demonstrate the <br />concept of a mixed use development as defined in Chapter 2, Rules of <br />Construction and Definitions. This can generally be accomplished <br />through the submission of a site plan and appropriate architectural <br />drawings. <br /> <br />IV. Revise Chapter 7 Performance Based Standards (PBS), Pages 7-25, <br />26 & 27 TABLE T~O: USES & ZONES IN WHICH THEY ARE PERMITTED BY <br />STANDARDS (PBS). - to reflect elimination of all references for <br />Duplex, 24. Mult£family residential and 43. Townhouses as uses, to <br />be permitted or permitted based on standards, in the General <br />Commercial Zone (CC). <br /> <br />The corresponding revised tables, found on pages 7-25 through 27, <br />reflecting these changes are attached, labeled as Exhibits B-l-3. <br /> <br />V. Revise Chapter 2 Rules of Construction and Definitions to include <br />the following: <br /> <br />Density <br />The average number of families, persons or housing units per unit of <br />land usually expressed in "units per acre". <br /> <br />Density Bonus <br />An increase, by a specified amount, in the number of units allowed <br />to occupy a parcel of land as defined by the underlying zoning <br />district. <br /> <br />Mixed Use Development <br />A mixed use development or project is characterized by three or more <br />significant revenue producing uses (such as retail, office <br />residential, hotel, motel, entertainment/cultural/recreational, etc.) <br />that in well planned projects are mutually supporting and have a <br />significant physical and functional integration of project components <br />which are developed in conformance with a well thought out and <br />coherent plan. <br /> <br />Adopted this 21st day of January, 1997. <br /> <br />ATTEST: <br />/s/ Frankie F. There was no <br />present to address the Board, and Chair Casper closed the public hearing. <br /> <br /> UPON MOTION of Commissioner Mills, seconded by Commissioner Carpenter and <br />unanimously carried, the Board adopted the fallowing amendment. <br /> <br />BE IT ORDAINED that the Cabarrus County Subdivision Regulations, <br />Chapter 66 of the Code of Ordinances, Cabarrus County, North Carolina <br />is hereby amended by adding a section to be numbered Section 66-79, <br />which section reads as follows: <br /> <br /> <br />
