Foster <br /> <br />Low Density Residential/Limited Commercial <br /> <br />To build a small office building on the back part of the property <br />and a gas station on the front part of the property <br /> <br />South side Davidson Highway (NC 73), just west of Odell School <br />Road (see accompanying map) <br />PIN 4681-49-5378 <br /> <br />7.3 acres <br /> <br />No previous rezonings <br /> <br />Area Relationships: <br /> <br />1. Site and general location map attached. <br /> <br />This property is adjacent to W.R. Odell Elementary School and the Odell Volunteer Fire <br />Department to the south and east. There are three small businesses across Davidson <br />Highway and the remainder of the surrounding land is developed as rural or low density <br />residential. <br /> <br />Detailed Findings and Compatibility with other Ordinances and Resolutions: <br /> <br />1. The current zoning of Low Density Residential does not permit commercial or office uses. <br /> <br />Davidson Highway (NC 73) is classified as a principal arterial road and thus is subject to the <br />regulations set forth in the Thoroughfare Overlay Zone (Sections 4-12 through 4-19 in the <br />Cabarrus County Zoning Ordinance). These rules regulate setbacks, access points, <br />landscaping and site layout. A site plan must be submitted and approved by the Zoning <br />Administrator before any land use permits are issued. <br /> <br />3. A Traffic Impact Study is included with this analysis. <br /> <br />Level two bufferyards will be required on the sides of the subject property that abut <br />residential uses and Low Density Residential zoning. Chapter 9 of the Cabarrus County <br />Zoning Ordinance details these requirements. <br /> <br />No public sewer service exists in the vicinity of the property. The subject property has not <br />been tested for septic suitability, but surrounding properties have septic systems and Mr. <br />Foster believes that this property will be suitable for septic. <br /> <br />4/14/97 <br /> <br />Petition 97-06 <br /> <br /> <br />
