Transportation Planner <br /> 3/12/97 <br /> <br />This rezoning would provide the petitioner with the opportunity to include a service <br />station and an office for his electrical contracting business. Calculations for trip rates <br />were made for average weekday traffic activity. <br /> <br />ITE, Trii; Generation (1987) Descriptions and ,'it; characteristics: <br /> <br />Service Station - <br /> Generally located at intersections or freeway interchanges and include facilities <br />for servicing, repairing and fueling motor vehicles. On an average weekday, a service <br />station will generate about 750 trips or 133 trips per pump. However, much of this traffic <br />is already on the street for other purposes. <br /> <br />General Light Industrial - <br /> Usually employ less than 500 persons and have an emphasis on other than <br />manufacturing. These facilities usually generate trips at the same time as the adjacent <br />street traffic. In general, the most accurate measure of trip generation is calculated from <br />~oss floor area (GFA) in terms of square feet. <br /> <br />This mixed use will generate the sum of trips from both USes for the following intervals: <br /> <br />Service station -750 trips/day <br />Light Industrial -7 trips/1000 square feet of GFA <br /> <br />The most current NCDOT traffic count for tkis location is 2,900 ADT taken in 1994. <br />Practical capaciD~ has been identified by NCDOT as 5,000 ADT which would not <br />indicate congestion resulting from this land use. Special attention should be focused on <br />accessibility from NC73 with respect to sight distance. Access movements need to be <br />safe taking vehicles, especially commercial trucks, out of the lane of traffic to complete <br />tutus into and out of the Site. <br /> <br /> <br />
