Transportation Planner 3/12/97 This rezoning would provide the petitioner with the opportunity to include a service station and an office for his electrical contracting business. Calculations for trip rates were made for average weekday traffic activity. ITE, Trii; Generation (1987) Descriptions and ,'it; characteristics: Service Station - Generally located at intersections or freeway interchanges and include facilities for servicing, repairing and fueling motor vehicles. On an average weekday, a service station will generate about 750 trips or 133 trips per pump. However, much of this traffic is already on the street for other purposes. General Light Industrial - Usually employ less than 500 persons and have an emphasis on other than manufacturing. These facilities usually generate trips at the same time as the adjacent street traffic. In general, the most accurate measure of trip generation is calculated from ~oss floor area (GFA) in terms of square feet. This mixed use will generate the sum of trips from both USes for the following intervals: Service station -750 trips/day Light Industrial -7 trips/1000 square feet of GFA The most current NCDOT traffic count for tkis location is 2,900 ADT taken in 1994. Practical capaciD~ has been identified by NCDOT as 5,000 ADT which would not indicate congestion resulting from this land use. Special attention should be focused on accessibility from NC73 with respect to sight distance. Access movements need to be safe taking vehicles, especially commercial trucks, out of the lane of traffic to complete tutus into and out of the Site.
