Planning and Zoning Commission Minutes <br />March 20, 1997 <br /> <br />Page 18 <br /> <br />want to enter into a special use and limit the uses on the property. <br />Ms. Giltz said she had some reservations about General <br />Commercial because it can allow more intensive uses. She said <br />there are some limitations with the site that would limit the uses <br />somewhat. The size of the site, (a little over 7 acres), the lack of <br />water and sewer, and the topography of the site because it slopes <br />back from the road limitations. Ms. Giltz said she had originally <br />recommended approval of this, but has a lot of reservations and as <br />she thought about it more and more, she thinks the Board should <br />deny this petition due to the amount of intensity that is allowed in <br />General Commercial and that since it is a straight rezoning, it <br />would be wide open for all those uses. <br /> <br />Mr. Hobbs asked Mr. Foster, the Petitioner, the nature of his <br />business. <br /> <br />Mr. Doug Foster, Petitioner, stated that his father has an electrical <br />contractors business and he is in the grading business. He said he <br />has a place for his grading business, but he need office space so he <br />can store materials for jobs. He said on the front half, he intends to <br />put a service station. Mr. Foster said he does not feel like the <br />property is suited for residential because of Highway 73 which is a <br />major traffic thoroughfare. <br /> <br />The Chair asked Mr. Foster to address the concerns about outside <br />storage and warehousing that would not make it appropriate for <br />Limited Commercial. <br /> <br />Mr. Foster said he does not understand what outside storage is. He <br />said he would need to park a ditch witch for trenching any <br />electrical lines. He said it is not going to be like a junkyard storage; <br />it is going to be for temporary use until they can have trucks bring <br />their material to the job. <br /> <br />Mr. Hobbs said with the exception of building equipment sales <br />which he, Mr. Foster, said he is not in, Mr. Hobbs said he failed to <br />see where outdoor storage is permissible. <br /> <br />Mr. Marshall said that we do not have specific line items for each <br />and every type of individual business. We put them under the <br />closest line item, in this case, Contractor Storage Yard. With both <br /> <br /> <br />
