They are permitted ouh'ight meaning <br />that parks are allowed once the Plamdng and Zoning Commission has approved <br />a park design that meets the requirements of the Mobile Home Park Ordinance <br />and the necessary public/private improvements for that park have been <br />completed and inspected, or their consb'uction guaranteed through a valid letter <br />of credit. <br /> <br />This approval process includes a presentation of the park plans at a public <br />meeting of the Planning and Zoning Commission, but does not require a formal <br />public hearing with required notification. <br /> <br />There are two options, as I see it, for changing the approval process. The first <br />option is to make mobile home parks a conditional use in the High Density <br />Residential disb'ict. This would have the effect of adding a public hearing <br />requirement (and with it notification) and would allow the Planning and Zoning <br />Commission itt their role as Board of Adjustment to add any necessary <br />conditions that address public health, safety and general welfare issues. The <br />conditions would need to be based upon findings of fact, but would offer the <br />Platming and Zoning Commission greater flexibility. The park design would <br />still need to be approved based on adherence to the Mobile Home Park <br />Ordinance. <br /> <br /> Planning, Zoning, and Building inspection <br />P. O.
