Chapter Five Dimensional Requirements & Customized
Development Standards

Section 5-1. Introduction.

Development standards are a classic requirement of traditional zoning. They achieve certain objectives
but also tend to stifle creativity.. Often, the use of traditional development standards deters the ability.
to customize a land development plan to unique topography. In the past few years, more jurisdictions
about the nation have attempted to introduce flexibility, in development standards. No one name has
evolved for this new approach. In Caharrus County, these approaches are now available to the
developer and will be referred to as Customized Development Standards (CDS).

Section 5-2. How to use this Chapter.

This Chapter is divided into three parts as follows:

PART L Traditional Development
Standards (TDS). This Part sets forth
definitions necessary in understanding traditional
development standards requirements.

PART IL Customized Development
Standards (CDS). This Pan explains the
customized approach and its general
requirements.

Part III. Table of Development Standards.
The table lists each zoning district and standards
for development within - whether traditional or
customized.

Sections 5~3 and 5-4.

Sections 5-5 through 5-12.

Page 72.

PART I. TRADITIONAL DEVELOPMENT STANDARDS.

Section 5-3. Introduction.

Traditional development standards appear in the Table of Development Standards at the end of
this Chapter in Part III. Definitions of terms used in the standards are set forth below in Section 5-4.

Section 5-4. Definitions.

1) Impermeable surface. Refers to land area which, by virtue of an outer coating, no longer
permits the penetration of water. Examples are asphalted or concrete surfaces and buildings.
