Clustering is an approach to development that typically results in the same <br />density as traditional development but land area is used in a more creative way. Typically, clustering <br />involves siting :m~ dusters of homes sites on smaller lots than..th~$~_typ.'lCa!ly_f.o_ungki!l_th~e_axe_a_with <br />the remaining "saved" space being retained as open space. Clustering helps combat inefficient urban <br />sprawl, minimizes entrances onto roadways, and can avoid building on environmentally sensitive land. <br /> 3} Creation of pelmanent open space. The <br />typical one to two acre lot in a conventional zoning <br />distnct will seem "rural" only as long as it borders farm <br />fields or woods of neighboring properties. However, <br />this is 'borrowed" open space, temporary in nature. <br />When those adjoining properties are also developed <br />for home sites, they too will become suburban and the <br />rural feel of the area will be lost. Pem~anent open <br />space, legally dedicated <br />through deed resiriction, cannot be developed. <br /> <br /> 4) Decreased traffic ill residential areas. The residential characteristics of neighborhoods can <br />be protected by limiting traffic volume, traffic speed, noise and fumes. <br /> <br />Section 545. Application of Customized Development Standards. <br /> <br /> Customized development standards (CDS) are mandatory for all residential development in <br />excess of fo",~~ five lots in the Countryside Residential Zone. This will be calculated by monitoring the I <br />nurnber of lots subdivided from the parent tract. The parent tract is the parcel of record at the time of <br />the adoption of this Ordinance. In other districts, Customized Development Standards are optional <br />dependent largely upon the characteristics of the land to be developed. Table One at the end of this <br />Chapter presents an overview of all zoning districts and sets tbrth development standards for each. <br /> <br />Section 5-7. Customized Development Standards.
