CABARRUS COUNq~Y ZONENG ORDhNANCE <br /> <br /> 1. CLUSTER NEIGHBORHOOD DEFINED. A neighborhood is defined by the outer <br />perimeter of contiguous lotted areas or abutting roads and may contain lots,_jmd roads~-~d <br />nei~'.borhccd opea space. Outer boundaries of each neighborhood must meet the setback <br />requirements set fordx in Section 5-11. <br /> <br /> 23. SITING ON PUBLIC ROADWAYS. When at all possible, either natural features such as tree stands or slight rises in <br />topography will be retained to afford the motorist a rural view. When naturally occurring buffers are not <br />available, a manmade buffel3~rd is acceptable. Several options are available to accomplish this end <br />dependent upon the tmique characteristics of each site: <br /> <br /> a) Natural featur~esbuffers. Tree stands, vegetative fence lines, hedgerows, natural rises, or an5' <br />other naturally occtwring visual buffer must be retained and~mc~.o_rl/.o_rat_ed~m.~to.~dev~lop_mg~_t <br />propQsal~to protect the rural ~5ew from the roadway for a distance of at least <br /> <br /> b) Manmade buffers. In the absence of naturally occurring buffers, a combin~on of berms, <br />fencing or landscaped bufferyards may be used throughout the 75'---¢maimum} visual buffer.
