Planning and Zoning Commission Minutes <br />June 20, 1996 <br /> <br />Page 3 <br /> <br />Mr. Downs said presently the 4.4 per acre with the high density you <br />could go 18, so you are looking at 36 units. Mr. Downs also said the <br />property to the rear of April Court is an extension of a mobile home <br />subdivision. He said most of the other lots that front on Stough Road <br />are all part of Wolf Meadows Mobile Home Subdivision. The lots <br />that are in front that are owned by Mr. James are rental homes on <br />both sides of the road. <br /> <br />The Chair closed the Public Hearing on Petition 96-03 asking for a motion. <br /> <br />The Chair said as Mr. Downs and Mr. Byrd have pointed out ,we are <br />allowing a higher density than it is called for in the area plan. If we <br />approve this, on the other hand a lot of the land is not really usable, <br />and that is going to limit how many units he can put on this property. <br />The Chair said with that in mind, she MOTIONED to approve <br />Petition 96-03, seconded by Mr. Lane. The vote was 5 to 2 to approve <br />Petition 96-03. Mr. Davis, Ms. Harkey, Mr. Hobbs Mr. Lane, and <br />Ms. Stafford for this petition. Mr. Kiefer, and Mr. Moose dissenting. <br /> <br />The Chair introduced the second item on the Agenda, Preliminary Subdivision Plat <br />Approval. <br /> <br />Applicant: F.W. Huntley Construction Company <br />Request: Preliminary. Subdivision Plat Approval <br /> <br />This was a request to the Cabarrus County Planning and Zoning <br />Commission from F.W. Hunfley Construction Company to have their <br />subdivision plat Stones Throw I approved preliminary. <br /> <br />Mr. Michael Byrd, Staff Member, addressed the Board presenting <br />preliminary subdivision plat Stones Throw I to the Board stating this <br />property was recorded as a subdivision back in the late 70's with acre <br />lots. Mr. Huntley is planning on using the existing roads and reducing <br />the lot sizes. He is already on community wells and has a package <br />treatment plant out there. Mr. Huntley is proposing to do a cluster <br />development leaving open space and reducing the lot sizes down from <br />about an acre to a quarter of an acre. Staff recommends approval. <br /> <br />Mr. Moose asked if you put four times as many homes on there, is that <br />sewer system capable of handling alt of that? <br /> <br /> <br />
