Exhibit B, together with routine use of common areas, restrooms, <br />conference rooms, break/lunch rooms and parking areas. <br /> <br /> 3. Lease Term. ODtion to Extend. and Riahts of Firs~ <br />Refusal. The initial term of the lease of the designated space in <br />the Utilities Building shall be ten (10) years, commencing <br />January 1, 1994, for which the County shall have received the <br />Mitigation Site as rental compensation. In addition, the County <br />shall grant to the WSACC an option to lease the designated space <br />for a subsequent term of ten (10) years at a rate to be agreed upon <br />by the parties six (6) months prior to the expiration of the <br />original term. Finally, the County shall grant to the WSACC a <br />right of first refusal to purchase the Utilities Building and to <br />repurchase the Mitigation Site. <br /> <br /> County and WSACC mutually agree that the value of the <br />Mitigation Site and the value of the lease for the initial term, <br />with the option right and rights of first refusal, is approximately <br />Eighty-Five Thousand Dollars ($85,000.00). <br /> <br /> 4. Finalization of Aqreements. Final agreements shall be <br />executed upon transfer of the RRRWWTP by the City of Concord to the <br />WSACC in accordance with existing agreements between the City of <br />Concord and the County. <br /> <br /> <br />
