However, when five percent of the residents of any <br />development are likely to be children under 12, then at least 15 percent of the <br />minipark requirement must be satisfied by construction of a "tot lot" - an area <br />equipped with imaginative play apparatus oriental to younger children as <br />well as seating accommodations for their parents. <br /> <br />Minipark size. The total acreage of miniparks required for an residential <br />development may be divided into miniparks of not less than 10,000 square <br />feel <br /> <br />Landscaping. Miniparks shall be attractively landscaped and be provided <br />with sufficient natural or man-made screening or buffer areas to minimize <br />any negative impacts upon adjacent residences. <br /> <br />Location and siting. Each minipark should be centrally located and easily <br />accessible so that it can be conveniently and safely reached and used by those <br />persons in the surrounding neighborhood it is designed to serve. Each <br />minipark shall be construct~ on flat, dry land capable of serving the <br />purposes intended by these regulations. <br /> <br />SECTION 4.17 EXEMPTIONS <br /> <br />Residential developments with minimum one acre or larger lots, while encouraged to <br />incorporate recreational areas, are exempt from these requirements. Further, nothing <br />within these regulations should be construed as preventing the establishment of additional <br />recreational amenities. <br /> <br />31 <br /> <br /> <br />
