o <br /> <br />Survey - the boundary line on the tract to be subdivided shall be determined <br />by an accurate survey prepat~l and signed by a feast.red surveyor in <br />accordance with G.S. 47-30, or a clear declaration shall be shown on the map <br />of how the map was prepared. <br /> <br />Existing.Data - the location on the property or within three hundred (300) <br />feet of the property; of any existing streets, fights-of-way, railroad lines, <br />plaVeed property lines, water cottrses, wooded areas, bridges, waterrnains, <br />sewers, culverts, drain pipes, political subdivision lines, public and private <br />easements, zoning classification of the tract and of the adjoining property. <br />The names of adjoining subdivisions, and/or property owner(s) and parcel <br />identification numbers will also be shown. <br /> <br />North Arrow and Total Acreage of Subdivision- shall be shown on the plat; <br /> <br />Existing and Proposed Contours - at intervals of not more than five (5) feet <br />shall be shown of the entire area to be subdivided and shall extend into <br />adjoining property for a distance of one hundred (100) feet at all points where <br />street fights-of-way connect to adjoining property. <br /> <br />Screening and/or Buffering - if any type of fence, brick wall, or earthen beittt <br />is being proposed to screen the proposed development, its location shall be <br />shown and a typical.section detailed on the preliminary plat. All areas of <br />common ownership or landscaping shall also be noted and shown. <br /> <br />Utility Plans - proposed utility layouts and pipe sizes showing connections to <br />existing systems or plans for central water or package sewer system, or <br />designation for individual water and sewerage, storm sewers, gas, telephone, <br />electric, cable TV, etc. Utility plans may be provided on a separate map. <br /> <br />If the subdivider plans to connect the utility system to public water and/or <br />sewer utihty system, such layout shall be accompanied by a letter from the <br />public agency stating that they will accept the system for ownership or <br />maintenance and that sufficient capacity exists to serve the subdivisior~ <br /> <br />If the proposed subdivision or development exceeds 200 acres or 200 single- <br />family lots; or 300 multi-family or single attached units, an overall conceptual <br />plan for future sanitary sewer, storm sewer, and water service is required <br />regardless of ownership or ff being proposed in phases or sections. <br /> <br />13 <br /> <br /> <br />
