If public water and sewer is not currently available to the proposed <br />subdivision, but will be extended to that area, then the subdivider may <br />indicate on the face of the preliminary and final plats that the lots may be <br />further divided, as permittecl by zoning, when water and sewer is available <br />to the sitn. <br /> <br />Lakes - where the plan for the subdivision includes a lake or pond one acre or <br />more in size, existing or to be constructed, in connection with the <br />development, the preliminary plat shall show the location of dams, spillways, <br />and other structures and the location and extent of inundation at full <br />reservoir. The preliminary plat shall also be accompanied by a profile of the <br />proposed dam structure including all appurtenances and evidence of proper <br />review by the North Carolina Depa~,,~ent of Environmental Health and <br />Natural Resources. <br /> <br />10. <br /> <br />Location Map - a key map and/or vicinity sketch at a scale of 1"=2,000 feet <br />showing the relation of the property to adjoining properties, and to all streets <br />or roads existing within 1,000 feet of any part of the property to be <br />subdivided. The Location Map shall be locat~l at the upper left hand comer <br />of the plat; <br /> <br />11. <br /> <br />Road and Sidewalk Typicals - Typical cross sections shall be shown for each <br />road and sidewalk type proposed within the subdivision. <br /> <br />12. <br /> <br />Location of Flood Plain/River-Stream Buffer Overlay - subdivider shall show <br />location of one hundred (100) year flood elevation and location of buffer strip <br />as required by the River/Stream Overlay. (Section 4.8 of the Cabarrus <br />County Zoning Ordinance) <br /> <br />Review - The Planning and Zoning staff and the Project Review Committee may <br />review the plat and refer any r~commendations to the Planning and Zoning <br />Commission. _- <br /> <br />The Planning and Zoning Commission shall act on the submitted subdivision plat <br />within thirty-five (35) days of the meeting for which the plat is scheduled for review. <br />If necessary, modifications of the prelin~inary plat may be ~luired by the Planning <br />and Zoning Commission as conditions of preliminary approval. The modified plat <br />will then be resubmitted according to the procedure set forth in Section 3.4A. <br /> <br />14 <br /> <br /> <br />
