If the Planning and Zoning Commission fails to act within the above specified thirty- <br />five (35) days the subdivider may seek preliminary approval at the next regularly <br />scheduled meeting of the Board of Commissioners. <br /> <br />Do <br /> <br />Afi~r preliminary approval has been granted, evidence from the proper agendes <br />must be provided to show that road plans (including driveway permits), <br />sediment/erosion control plans, stotmwater plans and water/sewer plans have ~n <br />approved before any construction may begin~ <br /> <br />SECTION 3.5 FINAL PLAT REQUIREMENTS <br /> <br />The final plat is the graphic document which is filed and kept on pet,-,ianent record in the <br />Cabarrus County register of D~-~ds office. Its primary purpose is to provide a legal record <br />to aid in the transfer of property. The following procedures and requirements must be <br />followed for final approval to be granted: <br /> <br />Submittal - the final plat shall be submitted within twenty four (24) months <br />following approval of the preliminary plat. If the plat or a section thereof is not <br />submitted within the twenty four (24) month Hme limit, or there is a lapse of more <br />than twenty-four (24) months in the recording of any subsequent section, the plat <br />must be resubmitted as a preliminary plat. It is the responsibility of the <br />owner/developer to ensure that preliminary approval does not expire. <br /> <br />The final plat shall be prepared by a registered land surveyor, licensed and <br />registered to practice in the Sta~e of North Carolina. The plat shall conform <br />substantially to the preliminary plat as it was approved and shall conform <br />specifically with the provisions of North Carolina G.S. 47-30 as amended, and with <br />the policies of Cabarrus County. <br /> <br />Two (2) reproducible originals and seven (7) blue line prints of the final plat (all <br />properly signed and execut~t as required for recording in the Office of the Register <br />of D~-~ls of Cabarrus County) shall be submitted to the Planning and Zoning <br />Depa~'tment. The plat shall be reviewed, and a recommendation presented to the <br />Planning & Zoning Director. <br /> <br />One reproducible copy of the final plat shall be submitted for the purpose of <br />providing addresses. The area between the front setback line and the property line <br />for each lot shall be left clear with no dimensions, reference markings, arrows or <br />lines. This area is left clear so that addresses may be clearly marked along with lot <br />numbers. Copies of these maps, with addresses, will be distributed to all appropriate <br />agencies and to the owner and preparer of the subdivision. <br /> <br />15 <br /> <br /> <br />
