No subdivision shall be granted final plat approval until req~/mprovements <br />either have been constructed or approved plans prepared and improvement <br />execution guaranl~l by a good and suffident surety or performance bond (see <br />Section 4.14) with corporate surety, a copy of which shall be filed with the Planning <br />& Zoning Director. <br /> <br />Specifications for Final Plat <br /> <br />The Title Block - shall contain the following info~-.,ation: subdivision name, <br />property designation, name(s) and address(es) of owner(s), township, <br />county, state, the date(s) the survey was made, name and date of Preliminary <br />Plat approval, scale in feet per inch in words or figures and bar graph, and <br />the name, seal, address, and phone number of the surveyor. The Title Block <br />shall be locat~l on the bottom right hand comer of the plaL <br /> <br />Z <br /> <br />Monuments and Control Comers - the accurate location, material, and size of <br />monuments and the designation of specific control comers in confot-tance <br />with G.S. 3%32 as amended shall be shown. <br /> <br />o <br /> <br />Boundaries and Uses - the exact boundary of the tract of land being <br />subdivided in heavy lines; including full dimensions by lengths and <br />bearings. The plat shah clearly show the disposition of all portions of the <br />tract into designated lots, roads, alleys, parks, floodplains, and open space <br />and the name(s) or owner(s) of record of adjoining parcels of unsubdivided <br />land and present zoning. <br /> <br />Acreage - each plat shall show the total acreage of the areas being recorded <br />along with the area of each loL Area of land parcels must show the method <br />of computation used by the surveyor, and county parcel identification <br />numbers. <br /> <br />Sufficient Data - to determine readily and reproduce accurately on the <br />ground the location, bearin~ and length of_every street line, lot line, <br />easement line, block line, building line whether straight or curved. This data <br />shall include tangent distance, the central angle, the radius, arcs and chords <br />of all curves. All linear dimensions shah be given in feet and hundredths <br />thereof and angular dimensions shah be of comparable accuracy within the <br />limits of good surveying practices. <br /> <br />16 <br /> <br /> <br />
