Planning and Zoning Commission Minutes <br />lune 15, 1995 <br /> <br />Page 7 <br /> <br />Mr. Newton said as Mr. Marshall indicated, the way we concluded <br />the hearing last month we were asked to go ahead and advertise <br />the entire tracL We have advertised the entire tract. Our <br />recommendation is to leave that piece alone. However, that entire <br />parcel needs some form of action, so the board will have to make <br />some kind of decision. Mr. Newton said it is his understanding <br />and also the offices understanding that we are also considering all <br />of Mr. Barb~'~'s property. He said the board does not have to reach <br />a decision tonight, they could table this. <br /> <br />The Chair said this could be tabled, but since this has been <br />continued from the last meeting, she would like to see the board <br />make a decision tonight for Mr. Barbee's benefit. <br /> <br />Mr. Brownlow said Mr. Newton had talked about the prime <br />locations for Medium Density Residential to the east and Light <br />Industrial. He said the question that he has is why is that property <br />not also prime property as a Medium Density Residential rather <br />than a Low Density Residential? <br /> <br />Mr. Newton said the drainage basin for the reservoir is close to <br />where the Westside Bypass is. When we looked at trying to <br />determine the zoning for that area, we put a Low Density <br />Residential zone around all that which feeds into the Coddle Creek <br />Reservoir. This is very, close to its watershed. It is strong land for <br />higher uses, that is why we had and still feel that it is appropriate <br />for commercial or industrial use around that node of the ultimate <br />bypass and Highway 73. Why we are recommending low density <br />versus medium is because everything else in that area is low <br />density. <br /> <br />The Chair said she would like to see the property remain <br />industrial, and the property on the other side of the proposed <br />connector to be rezoned to Low Density Residential. <br /> <br />There being no further comments, the Chair MOTIONED to <br />approve Petition 95-02 be approved as presented which is the <br />Barbee property to the west of the proposed Westside Bypass be <br />rezoned to Low Density Residential and the Austin property to the <br />east of the proposed Westside Bypass be rezoned to Limited <br /> <br /> <br />
