Planning and Zoning Commission Minutes <br />August 17, 1995 <br /> <br />Page 7 <br /> <br />Mr. Marshall said the next area we will be revisiting will be the <br />northeast district and then Harrisburg. <br /> <br />Mr. Brownlow said in our rational for the General Industrial, we <br />say General Industrial zones are compatible neighbors with both <br />Light Industrial and General Commercial zones. When we rezone <br />this one we have a High Density Residential district up against it. <br />He asked would that be reconsidered when we look at the total <br />area, it is not rational as it is. <br /> <br />Mr. Marshall said there are two answers to that. He said we will <br />need to reconsider the surrounding zoning. But, because it was <br />determined at the time the ordinance was adopted, that they are <br />not truly compatible, the High Density Residential and General <br />Industrial, we did set a buffer requirement at the heaviest degree <br />between industrial and residential. With that adjoining property <br />still being High Density Residential, there will be a required buffer <br />strip at the heaviest requirement. <br /> <br />Mr. Moose said the area where Phil Cline Trucking Company is <br />currently located, which is across the creek, you already have your <br />natural boundary between the two zonings with the creek in there. <br />He said it is all High Density Residential on the other side of the <br />creek and there is no natural boundary. <br /> <br />Mr. Marshall said we are not using a natural boundary. It is <br />possible, in looking at this zoning, we could use another creek as a <br />boundary in looking at rezoning a larger area. <br /> <br />There being no further comments, the vote was 8 to 1 to approve <br />Petition 95-06. Mr. Brownlow, Ms. Harkey, Mr. Hill, Mr. Jeter, Mr. <br />Kiefer, Mr. Lane, Mr. Ritchie and Ms. Stafford in favor of this <br />petition.
