Planning and Zoning Commission Minutes <br />October 18. 1995 <br /> <br />Page 12 <br /> <br />The Chair said Petition 95-08 will be Tabled until our November 16, <br />1995 meeting. <br /> <br />The Chair said since the Board is Tabling Petition 95-08, she <br />MOTIONED to include in Petition 95-08, The Hazel Tucker Estate, <br />located north of the area on both sides of Highway 601, seconded by <br />Mr. Brownlow. The vote was 7 to 1, Mr. Moose dissenting. <br /> <br />The Chair introduced the fourth item on the Agenda, Zoning Atlas Amendment: <br /> <br />Applicant: Samuel Wilson <br />Request: Rez0ning of Property. <br /> <br />This was a request to the Cabarrus County Planning and Zoning <br />Commission from Mr. Samuel Wilson, Petition 95-09, PIN 5556.04- <br />004725, to have his property located at U.S. at Jim Sossoman Road, <br />rezoned from Low Density Residential to Limited Commercial - <br />Special Use, to construct a private residence and self-service storage <br />facility. <br /> <br />The Chair asked if anyone would like to speak for or against this <br />petition to come forward and be sworn in. She then swore in Mr. <br />Samuel Wilson, Petitioner, Mr. Charles Kneeburg, Property Owner, <br />Mr. Jack Garmon, Property Owner, Mr. Carl Hill, Property Owner, <br />Mr. Dwayne Baron, Property Owner, Mr. Dewey Watldns, Property <br />Owner and Mr. Jonathan Marshall, Staff Member. <br /> <br />Mr. Jonathan B. Marshall, Staff Member, presented Petition 95-09 <br />and Staff Analysis to the Board stating there was a rezoning <br />previously requested on this parcel in August/September of 1994. The <br />Planning and Zoning Commission recommended denial and the <br />Board of Commissioners affirmed that denial by 3 to 1. More than a <br />year has elapsed so he is eligible to request rezoning again. He said <br />the only uses that would be permitted in this special use zone, if it is <br />rezoned, are Single-Family Residential and Self-Service Storage <br />Facility. Mr. Marshall said Self-Service Storage Facilities are <br />permitted by standards in the Limited Commercial Districts, which <br />means there are set standards that need to be met in the ordinance <br />when it is being developed within that Limited Commercial zone. He <br />said he would recommend as the board consider this rezoning <br /> <br /> <br />
