ATTACHMENT "A" <br /> <br />Recommendations regarding the current line item "Mini-storage" in the 1994 Cabarrus County <br />Zoning Ordinance. <br /> <br /> 1) Change the line item name from "mini-warehouse/self-storage" to "self-service <br />storage facilities" (SSSFs). This is the recommended term for use by APA and makes clear the <br />most important element of SSSFs - self-service storage -that sets them apart from warehouses. <br />Remove the current definition and replace with: <br /> <br />Self-service storage facility. <br /> <br /> Any real property designed and used for the purpose of renting or leasing individual <br />storage spaces to tenants who are to have access to such space for the purpose of storing and <br />removing personal property. <br /> <br />2) Amend the Ordinance to allow for SSSFs permitted based on standards as follows: <br /> <br />41. Self-service storage facilities. <br /> <br />Zones permitting based on standards: <br />High density/mixed use residential, office/limited commercial, general commercial. <br /> <br />STANDARDS: <br /> <br />1) Parking: <br /> <br />a) Customer parking. Interior travel lanes which serve storage units are <br />required to have a parking lane with a minimum width of 10 feet for <br />loading/unloading purpbses. <br /> <br />b) Leasing Office/employee parking. One parldng space is required for <br />every i00 storage units with a minimum of three spaces required. <br /> <br /> 2) Interior travel lanes. One-way interior travel lanes must have a minimum width of <br />15' in addition to the 10 foot wide parking lane. All two-way interior travel lanes serving <br />storage units must have two (2) 12-foot wide travel lanes and be provided with a 10 foot wide <br />parking lane. <br /> <br />3) Buildine height. <br /> <br />a) High density/mixed use residential and the Office/limited commercial: <br /> <br />May not exceed one story, i.e., a maximum interior ceiling height of 10 <br />feet - eight feet with an additional two feet to accommodate a garage-type <br />sliding or roll up door. <br /> <br /> <br />
