Landlord shall have given notice of termination by no later than <br />March 31 prior to the next succeeding July 1, the tenancy shall <br />continue for year to year beginning July 1, 1995 until June 30, <br />1996 and each succeeding year thereafter. <br /> <br /> 2. Rental: The Tenant shall pay to the Landlord, as rental <br />for the Demised Premises, the sum of Five Hundred Sixty Dollars <br />($560.00) per month. Such monthly rental shall be paid to Landlord <br />on or before the 5th day of each and every month beginning on the <br />5th day of October, 1994. <br /> <br /> 3. Utilities: The Landlord shall pay all charges for <br />electricity, water, gas, and other utilities used by Tenant on the <br />Demised Premises, such amenities having been included in the rental <br />amount. Landlord shall provide Tenant with access to such <br />utilities at all times. <br /> <br /> 4. Landlord's Repairs: Landlord shall, at its cost and <br />expense, keep and maintain the roof, exterior, and exterior walls <br />of the building located on the Demised Premises in good condition <br />and repair and shall otherwise maintain the Demised Premises in <br />good condition and repair. <br /> <br /> 5. Heatinq and Cooling Systems: Landlord shall maintain the <br />heating and cooling systems, if any, on the Demised Premises. <br /> <br /> 6. Siqns, Fixtures, and Interior Alterations: Tenant, at its <br />own expense, may from time to time during the term of this Lease, <br />make any interior alterations, install fixtures or signs which it <br />may deem necessary or desirable to the premises and which do not <br />adversely affect the structural integrity thereof; such <br />improvements shall be made in a good workmanlike manner and in <br /> <br />2 <br /> <br /> <br />
