Planning and Zoning Commission Minutes
October 20, 1994

Page

We regret that we were unable to attend the hearing and trust that our
opposition will be duly accounted for. Regards, Charles T. Riley/Susan J.
Riley, 13401 Cabarrus Station Road, Midland, N.C. 28107."

Ms. Terri Wood addressed the Board in opposition stating to the Conner's
that she has no ill will toward them at all. She said she would like for them to
be successful with the business, but this is not the right location for it. She
said she would love to see the Conner's put their trucking company in a
suitable zone. It would be a great addition to the Midland area, but this is a
rural community where they are. She said this is not the right place for that
business and she hopes they can find somewhere else to put their business.

Mr. Dan Buchanan, Property Owner, addressed the Board in opposition
stating his biggest concern is the property, he is afraid that the value of his
property is going to go down.

Mr. Joe Hartsell, Property Owner, addressed the Board in opposition stating
he is also worried about the value of his property going down.

The Chair swore in Mr. Jack Steele, Resident.

Mr. lack Steele, Resident, addressed the Board in opposition stating he does
not think that a trucking company needs to be there.

The Chair swore in Ms. Janice Gray, Resident.

Ms. Jardce Gray, Resident, addressed the Board in opposition stating her
concern is for the safety of her children and she would hate to see the
community change.

The Chair asked the Board if they had any questions before she closed the
public hearing.

Mr. Dwiggins said he has a question for Ms. Schriefer. In the staff analysis it
is stated that this rezoning came about as the result of a zoning enforcement
action to correct an illegal use of a trucking business in a residential zone.
He asked Ms. Schriefer if the applicant was actually operating at this
property.

Ms. Schriefer no, the current business is located about 1/2 of mile to the
northeast on Cabarrus Station Road.
