The park is now <br />operational but did not include this <br />part of the property. <br /> <br />Area Relationships: North, Southern Hills Mobile Home <br />Park; south, ARR - Residential; east, Southern Hills <br />Mobile Home Park; west, vacant. <br /> <br />2. Permitted Uses in ARR-SU Zone: Auto repair garage. <br /> <br />Site Plan: A "Conceptual Development Plan" as requested <br />in the ordinance is included in the agenda packet. <br /> <br />Detailed Findings and Compatibility with other Ordinances and <br />Resolutions: <br /> <br />Race shops on less than 5 acres of property fall under <br />the "Auto Repair Garage" line item. <br /> <br />Auto Repair Garages are a conditional use under ARR <br />zoning so the conditional use requirements of Sections <br />9.2 and 9.7-3 should be considered in evaluating this <br />rezoning. <br /> <br />Water service is available to this property, but sewer <br />service is not so a septic tank will be necessary. <br /> <br />The "Future Land Use Map" of the Eastern Area Plan <br />indicates this area as best suited for medium density or <br />high density residential, but all of the area plans have <br />encouraged rural businesses if properly located. <br /> <br />Jonathan B.
