N.C. 28001
June 21, 1993

SAM HUNT

Division 10
District 1

Subject:

Review of Plat of Windsor Oaks Subdivision, Located
at Mooresville Road and Miller Road in Cabarrus
County

Mr. Jonathon Marshall
Cabarrus County Planning Department
P.O. Box 707
Concord, N.C. 28026-0707

Dear Mr. Marshall:

Reference letter dated June 15, 1993, copy attached~ from Mr.
B. K: Barringer,' Jr., P,E.. I have reviewed and made a field
investigation of the ~oove proposed subdivision.

The proposed location of the street entrance that I checked
was about 0.20 mile! North of NC 136, off the East side of
Miller Road, where there is an old drive with a gate that
was locked. The proposed street entrance should be located
100' to 120' North of this old drive for proper sight
distance which would put the street entrance near the top of
the hill and would insure a proper sight distance.

If a temporary cul-de-sac is built when Phase i is con-
structed, it is to be removed when Phase III is constructed.

Prior to any development, the developer should submit to this
office plans, grade profiles, cul-de-sac typicals and roadway
typicals so that I may have these checked to see if all is in
accordance with policies and procedures.

Also, a street entrance will be required prior to any
construction.

Sincerely yours,

DISTRICT ENGINEER

JAH/R%T/ka

cc: File
