<br />The following sections will provide a general description of
<br />specific land uses, or primarily lack of specific land uses, in
<br />this area as they currently exist. These are not intended to
<br />completely cover every possible land use but are intended instead
<br />to provide an overview of the more prominent characteristics
<br />affecting the planning for the area.
<br />
<br />RESIDENTIAL
<br />
<br />Of the County's 40,000+ housing units, only 4.8% are within the
<br />North Central area. With 5.2% of the County's population residing
<br />here, average household size is 2.8 persons per household compared
<br />to the County's 2.6 persons per household. Family size averages
<br />3.25 persons per family compared to 3.02 for the County. There are
<br />a number of residential subdivisions scattered throughout the area
<br />but concentrated mostly on the western and southern portions near
<br />the city limits along NC Highway 73 East, Irish Potato/Cold Springs
<br />Road, and Old Concord-Salisbury Road. These subdivisions are
<br />relatively small in size when compared to the larger developments
<br />on the west side of Cabarrus County where development is occurring
<br />at a more rapid pace. Older subdivisions which have established
<br />themselves here include Irish Woods, Brafford Farms, Old Farm, and
<br />Friendly Acres, among others. Otherwise, the area is sparsely
<br />developed in residential terms as homes tend to be scattered on
<br />individual large acre tracts and mostly vacant pastureland. This
<br />sparse development can be attributed in large part to a lack of
<br />water and sewer opportunities and poorly draining soils.
