Low Density Residential/Agricultural - For purpose of the <br />plan, iow density is defined as being one dwelling unit <br />or less per acre. Agricultural properties are common in <br />this classification, and in those areas clustering of one <br />acre lots would be encouraged. <br /> <br />Medi~m Density Residential - This density includes <br />between one and four dwelling units per acres. <br /> <br />High Density Residential - The high density <br />classification is defined as having four to eight units <br />per acre, however, there may be some sites where higher <br />densities may be appropriate, for example, up to fifteen <br />units per acre. These sites would have to be adjacent to <br />one of the cities and a major thoroughfare. <br /> <br />Commercial - The commercial category includes both retail <br />and office, commercial is shown within the study area as <br />both existing commercial areas and in general areas where <br />commercial would be appropriate. These conceptual areas <br />of commercial development are located at or near major <br />intersections. Since the majority of these areas lie <br />near predominantly residential and rural neighborhoods, <br />they should be neighborhood and rural commercial i <br />nature. At the intersections of higher volume roads, <br />away from residential ~eighborhoods, general commercial <br />would be appropriate. <br /> <br />Industrial - The industrial gategory includes areas <br />currently being used as manufacturing or other industrial <br />uses and those for which an industrial or manufacturing <br />use is planned. <br /> <br />Future Employment - Future employment includes any <br />potential uses which provide jobs for residents. These <br />uses include retail, office, light manufacturing and <br />industrial, as well as some public and quasi-public uses. <br />Classification as future employment does not qualify all <br />parcels for the highest intensity uses. Each property <br />should be evaluated on an individual basis. Planned <br />developments which are sympathetic with surrounding land <br />uses, which provide buffers and preserve natural <br />landscaping and which utilize integrated architectural <br />features are expected within the future employment areas. <br /> <br />Institutional - The category includes existing public and <br />quasi-public uses such as schools and churches and in <br />this area, the landfill. Future institutional uses may <br />also be appropriate for some locations within the <br />residential and future employment categories. <br /> <br />15 <br /> <br /> <br />
