Planning and Zoning Commission Minutes <br />September 16, 1993 <br /> <br />Paqe 7 <br /> <br />Mr. Jonathan Marshall, Staff Member addressed the Board <br />presenting Petition 93-09 and the staff analysis stating <br />that this is an appropriate area for industrial zoning <br />and also heavy industrial zoning. Staff recommends <br />approval of this petition. <br /> <br />The Chair opened the public hearing on Petition 93-09 asking if <br />anyone would like to speak for or against this petition. <br /> <br />Mr. Tom Grady, Attorney representing Mr. Mike Smith, one <br />of the owners of Chemtex Labs. He stated that this is <br />primarily a company that makes textile soaps. His <br />company is currently located in Charlotte. Mr. Smith <br />wishes to bring his company to Cabarrus County. Mr. <br />Grady then presented a site plan to the board. Mr. Grady <br />said if this petition is granted, it is his intention to <br />begin construction within the next 2 months. <br /> <br />The Chair closed the public hearing on Petition 93-09. <br /> <br />There being no further comments, Mr. Moose MOTIONED, <br />seconded by Mr. Allison to approve Petition 93-09. The <br />vote was unanimous. <br /> <br />The Chair introduced the next item on the Agenda, Amendment to the <br />Cabarrus County Mobile Home Park Ordinance: <br /> <br />Mr. Joseph Untz, Zoning Enforcement Officer, addressed <br />the Board stating the staff has taken into consideration <br />the questions and concerns the Commission had last month <br />and they have done some research and comparisons with <br />other municipalities. Mr. Untz then discussed the <br />questions and concerns with the board. <br /> <br />Mr. Untz said in the staff's research, some of the <br />changes that we are proposing are on page 2, Section C. <br />Development Requirements for Mobile Home Parks: Item (4) <br />to read as follows: each mobile home space shall contain <br />a patio of at least 36 square feet. It must be <br />constructed of concrete. A hard surface of walkway of <br />asphalt or concrete to be 2 feet wide minimum, leading <br />from the parking space to the patio shall be provided. <br />He said this is more less making a requirement for the <br />hard surface walkway to be asphalt or concrete. The <br />staff feels that this would be a justification to add <br />into the mobile park ordinance. <br /> <br /> <br />
