Planning and Zoning Commission Minutes <br />April 16r 1992 <br /> <br />Paqe 5 <br /> <br />Mr. Marshall said the Harrisburq Area Land Use Plan does <br />recommend densities of no greater than 3 per acres. <br /> <br />Chairperson Randall asked Mr. Marshall to let Mr. Cochran <br />know that four of the board members commented on the <br />plan, and in the interest of time, other members agreed <br />with their concerns. <br /> <br />Mr. Hartgen said they need to look at the traffic very <br />carefully. <br /> <br />Mr. Marshall said one of the things the staff suggested <br />for him to consider, as far as transportation, is to use <br />a circle rather than using cul-de-sacs. If he uses cul- <br />de-sacs, use shorter cul-de-sacs to the outside property <br />lines. <br /> <br />Mr. Shultz asked what is the nature of the surrounding <br />area on Flowes Store Road? <br /> <br />Mr. Marshall said it is a mix of rural residential and <br />rural commercial. <br /> <br />Mr. Amos asked for a development this size, is it <br />appropriate to have just one single access? <br /> <br />Mr. Marshall stated this came up with the last concept <br />plan, the staff would suggest that two access points <br />would be more appropriate, but this property does not <br />lend itself to that. <br /> <br />Chairperson Randall stated the board is going into the planning <br />board functions. In this capacity, this board serves as an <br />advisory board to the Cabarrus County Board of Commissioners. <br />Actions taken tonight will be made as recommendations to the <br />Commissioners.
