STAFF ANALYSIS - PETITION 92-09 <br /> <br />The following is a review of the requested Planned Unit Development <br />(PUD) based on the requirements of Sections 3.9-3 and 3.9-4 of the <br />County Zoninq Ordinance. The general findings are as follows: <br /> <br />This PUD is less than 100 acres and must be <br />all residential. It is a combination of <br />single family and duplex residential so it <br />meets this requirement. <br /> <br />The petitioner is requesting lots meeting the <br />R-15, R-9 and RMF-7A zoning districts <br />requirements. Single family and duplexes are <br />permitted in these zones and there are no <br />conditional or special use permits required. <br /> <br />The overall density of the proposed <br />development is 3.02 unit/acre which is less <br />than the 6 units/acre allowed for PUD'$. <br /> <br />The acreage of the recreation space and active <br />space is being reviewed for compliance with <br />the 20% and 25% respective requirements. <br /> <br />There are also specific requirements which must be met. The <br />majority of these require a submission that is part of the <br />application. The following is a summary of the information <br />submitted to satisfy the requirements with references to <br />attachments. We have requested <br />that a typical be provided for the <br />intersection of the main access road and <br />Flowes Store Road, and have asked that the <br />traffic volumes be recalculated using <br />Institute of Transportation Engineer's <br />estimates. <br /> <br /> <br />
