10. <br /> <br />11. <br /> <br />The MLUP shows the location of open areas and <br />use of these areas is specified in the <br />attached information. Acreage for each area <br />must be provided before a final determination <br />of compliance with Section 3.9-3, C, 2 & 3 can <br />be determined. <br /> <br />Open space preservation, ownership and <br />maintenance is to be addressed in the <br />covenants and restrictions. The covenants and <br />restrictions have not yet been completed and <br />submitted. <br /> <br />The planned land use for this property meets <br />the future land use goals of the Harrisburq <br />Area Land Use Plan. The surrounding area is <br />currently a mix of low density rural <br />residential and some scattered commercial <br />uses. <br /> <br />This PUD will be served by public water and <br />sewer through the Cabarrus County Water and <br />Sewer Department. A letter attesting to this <br />will be submitted by the director of that <br />department, Henry Waldroup. <br /> <br />The petitioner will be submitting proof of <br />review by fire fighting, rescue and other <br />emergency vehicles. Refuse disposal will be <br />through Carolina Container Corporation and <br />there will be no dumpsters associated with the <br />development. <br /> <br />Ail utilities will be installed underground as <br />referenced in letters from the electric and <br />phone servers, the City of Concord and Concord <br />Telephone respectively. <br /> <br />Storm drainage and detention plans must meet <br />the standards of the N.C. Department of <br />Environment, Health and Natural Resources and <br />be approved by them before any construction <br />may begin. <br /> <br />The MLUP shows the planned phases of <br />development and scheduling is indicated in the <br />attached documentation. <br /> <br />The Board of Education administration has been <br />apprised of these plans through Robert Kluttz, <br />as attested in the attached letters. The <br />petitioner will be submitting evidence of <br />review by the Soil Conservation Service and <br />N.C. Department of Transportation. <br /> <br /> <br />
