Transportation <br /> <br />The property is being proposed to be accessed from State Highway <br />Route 200. [As of the time of this final writing,(2:30 p.m., <br />September 10, 1992 )the specific location had not ygt been agreed <br />upon.] A thorough review of the transportation impacts is attached <br />as Appendix "2." <br /> <br />Utility Service <br /> <br />Service to the site will occur by extending water lines from an <br />existing 12 inch line along US 601 down along NC 200 and then <br />connecting to an 8 inch line. Sewer service to the site will be by <br />constructing an 8 inch force main along Biggers Road and NC 200 to <br />an existing outfall line on Rocky River. As of the writing of this <br />report, the force main is planned to connect to an 12 inch gravity <br />line of approximately 1,800 feet and will be serviced by a pump <br />station. The precise location of these improvements will occur <br />following the rezoning process and will be coordinated by the <br />Cabarrus County Water and Sewer Department. These utility <br />improvements will open up a drainage basin of approximately 4,400 <br />acres. Additionally, these extensions make the likelihood of <br />providing utilities to the Georgeville area more possible. <br /> <br />Development Plan <br /> <br />The plans for the site include the development of a five sound <br />stage complex complemented with each stage having a two-story <br />10,000 square foot office structure and a 19,000 square foot <br />building used as a cafeteria, and screening facility. The sound <br />stages are to be nearly 60 feet in height with a total of 76,200 <br />square feet. On the periphery of this complex there will be two <br />carpenter shops each approximately 3,500 sqdare feet. These <br />buildings will serve as the area in which various stage props and <br />scenes are constructed. The complex will be encircled by a road <br />system that will serve up to fifteen additional businesses that <br />support the production of movies, commercials, and television <br />shows. <br /> <br />Upon opening of the complex the sound stages and its supporting <br />office space will be completed. These activities will employee <br />about 1,000 individuals within one year while as many as 2,500 <br />employees could be on the site when all five stages are in <br />operation. Within one year of this time the additional businesses <br />should be operational. Most of the businesses will have employment <br />numbers of about 20 individuals, initially. One facility, a post- <br />production operation is expected to employ about 200. In addition, <br />an area within the office space is being developed for educational <br />purposes. This will include an area for tutoring, employee <br />training, pre-school and/or daycare, and educational classes which <br />are to be coordinated with local colleges. <br /> <br /> <br />
