2. Rental. The Tenant shall pay to the Landlord as rental <br />for the Demised Premises the sum Of One Dollar ($1.00) per annum. <br />Such rental shall be paid in advance to Landlord, b6fore Tenant <br />shall take possession of the Demised Premises for the initial <br />term or any renewal term. <br /> <br /> 3 Liability Insurance. Tenant shall carry at its expense <br />public liability insurance on the Demised Premises. <br /> <br /> 4. Quiet Enjoyment. The Landlord covenants, warrants and <br />represents that it bas full power and right to execute and <br />perform this lease and that the Tenant, upon paying the rent <br />herein reserved and performing the covenants and agreements <br />hereof, shall peaceably and quietly have, hold and enjoy the <br />Demised Premises and all rights and privileges belonging or in <br />any way appertaining thereto, during the full term of this lease <br />or any extension thereof. <br /> <br /> 5. Use of Demised Premises. The Demised Premises shall be <br />used exclusively for public purpose programs an4 ~¢tivities. <br /> <br /> 6. Notices. All notices required to be given hereunder by <br />either party shall be in writing and sent by registere4 or <br />certified mail, and all rentals mailed addressed to the parties <br />at the addresses set forth herein, and shall he deemed effective <br />upon deposit in the United States mail, postage prepaid. <br /> <br /> 7. Short Form. Upon the commencement of this lease and the <br />request of the other party, both the Landlord and the Tenant <br />shall execute a short form lease sufficient to be recorded under <br />the laws of the State of North Carolina. <br /> <br /> <br />
