It <br /> allows not only to continue as a nonconformin~ use bnt <br /> allows for expansion es long as i~ is approved by the <br /> Eoard of Adjustment. All the I-X zones came in at the <br /> adoption of th& ordinance. <br /> <br /> · Mr. Hartgen asked Mr. Marshall if the house on the <br /> ~djacent proper~¥ %~as p~t of the rezoning. <br /> <br /> Mr. Marshall stated the house is not part of the <br /> rezoning, it is an adjacent land use. <br /> <br /> Mr, Hartgen asked Mr. Marshall what uses are intended for <br /> that property other than the uses that are listed. <br /> <br /> Mr. Marshall stated none, it would be limited to the uses <br /> as listed. <br /> <br /> Chairman Randall asked if she was correct in assuming <br /> that what the commission did was base their decision on <br /> the appropriateness of the particular requested uses of <br /> ~his zone. The Commission is to consider each of those <br /> particular uses when they make their decision abont the <br /> rezoning petitiou. $;e look at the land use and all the <br /> potential kinds of land uses specified in this petition. <br /> <br /> Mr. Marshall stated that is correct. <br /> <br /> Ms. Barbee stated she understood that water and sewer is <br /> not available, and it is a requirement of the c-3 zone. <br /> <br /> Mr. Marshall stated tha~ it is not a direct requirement <br /> of the intent section of the ordinance. It is the <br /> staff's belief that the majority of commercial uses need <br /> those services. <br /> <br /> <br />
