at the addresses set forth herein, and Shall be deemed effective <br />upon deposit in the United States mail, postage prepaid. <br /> <br /> 15. Insolvency. If bankruptcy or insolvency proceedings <br />(including receivership actions) are instituted against Tenant, <br />or if Tenant should make an assignment for the benefit of <br />creditors, the Landlord may declare this Lease in default and <br />declare the same null and void and terminated. <br /> <br /> 16. Short Form. Upon the commencement of this Lease and the <br />request of the other party, both Landlord and Tenant shall <br />execute a short form Lease sufficient to be recorded under the <br />laws of the state of North Carolina. <br /> <br /> 17. Benefits. This Lease Agreement shall be binding upon, <br />and shall inure to the benefit of, the parties hereto and.their <br />respective successors and assigns and shall not be amended except <br />by instrument in writing signed by the party to be charged. <br /> <br /> 18. Bold-Over By Tenant. In the event Tenant shall hold the <br />D~ised Premises after the expiration of the term hereof with the <br />consent of the Landlord, express or implied, such holding over <br />shall, in the absence of written agreement to the contrary, be <br />deemed to have created a tenancy from month-to-month terminable <br />on seven (7) days written notice by either party to the other, <br />upon a monthly rental basis and otherwise subject to all of the <br />terms and provisions of this Lease. Such monthly rental shall <br />be computed on the basis of the most recent month's rent plus any <br />increases or decreases due because of changes in the prime rate. <br /> <br /> 6. <br /> <br /> <br />
