Planning and Zoning Commission Minutes <br />May 15, 1991 Page 16 <br /> <br /> internal mobile home park roads have a minimum right-of- <br /> way of 45' <br /> <br /> Mr. Marshall, presented this petition to the Board <br /> stating as the Board can see from the letter a request <br /> was made to the department to delete a portion of our <br /> Mobile Home Park Ordinance. That is that portion <br /> requiring a minimum right-of-way of 45 feet on all mobile <br /> home park roads. The reason it was included in the <br /> latest revision which was done in 1987-88 was to allow, <br /> for easements or for room to put utilities in. Its the <br /> opinion of the people making the request, and of the <br /> staff, that is unnecessary and that easements can be used <br /> for that same purpose. And that the 45 foot right-of-way <br /> is excessive for what will be a private road. <br /> <br /> Chairman Randall stated even with the density of a mobile <br /> home park 6 or 7 dwelling units per acre is only 2 to 3 <br /> cars per dwelling units. <br /> <br /> Mr. Marshall said the setbacks and parking requirements <br /> that are also included in this ordinance is based on the <br /> edge of the pavement. All this does is remove some land <br /> that can be included in lots. <br /> <br /> Mr. Marshall also stated one of the purposes of amending <br /> the ordinance when it was done was to enlarge the minimum <br /> lot size. So if ycu want to decrease the density that <br /> would be the manner of doing it, not requiring the 45 <br /> foot right-Of-way. The density was decreased with that <br /> amendment to make the minimum lot size 5,000 square feet. <br /> As far as the construction of the road, it does not <br /> change with the 45 foot right-of-way or without it. <br /> <br /> Chairman Randall stated to Mr. Marshall she is missing <br /> the logic. She understands the pavement, 18 to 22 feet <br /> of pavement. If the minimum lot size was 5,000 square <br /> feet would abolishing a 45 foot right-of-way requirement, <br /> and only using easements, given equal topography, allow <br /> more mobile homes units per acre? <br /> <br /> Mr. Hurlocker stated by a minute amount, less than one <br /> whole unit per acre, because technically it is a straight <br /> line 43,500 feet divided by 5,000 you can get 8 units on <br /> that. A difference of 20 foot paved strip and half of <br /> the 25 extra would give you 12 1/2 so 12 1/2 feet x 8 x <br /> 50 is 400, you do not pick up another unit. So it does <br /> not accomplish anything by reducing it. <br /> <br /> <br />
