Executive Summary/Subdivision Regulations <br /> July 10, 1991 <br /> Page -2- <br /> <br /> Below you will 'find several highlights of the proposed <br />Cabarrus County Subdivision Requlattons. <br /> <br />1) Elimination of access easements for single splits by requiring <br /> the use of flag lots or dedicated rights-of way. <br /> <br />2) Minor subdivisions - any division of five lots or less shall be <br /> required to submit a plat as well as a recorded deed <br /> (conveyance plats). <br /> <br />3) Deadlines were increased to allow more review time. <br /> <br />4) Increased copies for review (preliminary). <br /> <br />5) Added "Certificate of Maintenance" which will require the <br /> developer to set up a maintenance agreement to maintain roads <br /> until city/state takes over maintenance. <br /> <br />6) Community water and sewerage systems shall meet Cabarrus County <br /> Specifications. <br /> <br />7] Required utility easements along or adjacent to rights-of way <br /> of at least ten (10) feet. In addition the developer may place <br /> easements on side or rear property lines at a width of no less <br /> than fifteen (15) feet. <br /> <br />8) Curbs, gutters, and sidewalks will be required for all lots of <br /> 20,000 square feet or less whether they are in the Ten Year <br /> Growth Area or not. <br /> <br /> <br />
