Staff Analysis - Petition 9D-14 <br /> <br />These petitioners are requesting that the portion of their property zoned <br />R-15 be rezoned to General Business District, C-3 zoning. This request is <br />supported by a number of factors. <br /> <br />The area of Poplar Tent and U.S. 2g, including this property, is primarily <br />commercial and is zoned fer such uses by both Concord and Cabarrus County. <br />While there are residentiQ1 units in the area also, they are mainly beyond <br />Cliffwood Street to the west of this property. <br /> <br />There is currently a service station on the parcel and the rezoning of the <br />entire 8 acres to C-3 would put the zoning and use in conformance. <br /> <br />The property has access to the necessary services for a comercial use, including <br />water, sewer, and adequate transportation facilities. <br /> <br />Staff recommends approval of this petition. <br /> <br /> <br />
