STAFF ANALYSIS-PETiTION 89-02 <br /> <br /> Thiu property has been zoned A-I since the adoption of <br /> the .Zoninq Ordinance in 1982. Thc intent of the A-I district <br /> is to provide a gradual transition from agricul rural uses <br /> industrial uses and to preserve land for future industrial <br /> <br /> The staff feels that at the preaent time the current <br /> A-I zoning s correct for this property. Th~s finding s for <br /> the following reasons: <br /> <br /> f) There has been ittle or no change to the conditions <br /> that were ~resent when this property was originally <br /> <br /> 2) This property ia riel currently served Dy water or <br /> sewer services and there are no plans to serve t n <br /> the near future. In addition, the lack of a major waler <br /> course on the property makes the ikelihood of package <br /> <br /> 33 vey Cline Road is currently inadequate to <br /> I~eavy induatrial uses. The right of way of Ivey C ina <br /> at the property boundary s only 40 feet and the <br /> northern boundary of the property is formed by two 90 <br /> degree turns in the road_ Using the Instilute of <br /> Transportation Engineers' figures for traffic <br /> projections, it can be eslimaiee that ?5 acres of <br /> genera heavy industry will generate 3885 trips/day and <br /> that general light industrial development would <br /> generate 1020 trips/day. <br /> <br /> There are a number of factors that indicate that the <br />beat future use of this property is for industry. These <br />include the proximity to existing industrial uses, good <br />access lo 1-85, and the possible location of a general <br />aviation facility on adjacent properly. <br /> Conaid~r ng the aeverity of the imitations stated <br />above, however, the stall recommends that the rezonin9 be <br />denied at this time. <br /> <br /> <br />
