Area Relationships: North, A.T. Allen Volunteer Fire Department; south, <br /> residential; east, residential; west, paint and body shop. <br /> <br />2. Permitted Uses in C-4 Zone: Example: Amusement centers, craft shops, <br /> auto repair, auto sales, car wash, clinics, convenience food stores, <br /> electrical supplies sales and services, offices, restaurants, retail <br /> sales, service stations, warehousing. <br /> <br />3. Site Plan: No site plan. <br /> <br />Detailed Findings and Compatibility with other Ordinances and Resolutions: <br /> <br />1. There is currently a rural home occupation being operated on the <br /> property along with a residence. <br /> <br />2. The home occupation is in non-compliance with zoning standards and <br /> thoroughfare overlay zone requirements. <br /> <br />3. The property is located on a major transportation facility. <br /> <br />4. There are at least two commercial uses and the Allen V.F.D. in close <br /> proximity to the property. <br /> <br /> <br />
