Area Relationships: NOrth, agricultural (zoned I-2); south, agricultural/ <br /> timberland; east, agricultural/timberland/industrial; west, agricultural/ <br /> residential. <br /> <br />2. Permitted Uses in i~2 Zone: Examples: Manufacturing, general aviation <br /> airport (C), brick/tile/pottery yards, bulk grain storage, extraction of <br /> earth products, hatcheries, foundaries, machine welding shops, race shops, <br /> trucking terminal, warehousing, wholesale storage of petroleum products. <br /> <br />3. Site Plan: No site plan. <br /> <br />Detailed Findings and Compatibility with other Ordinances and Resolutions: <br /> <br />1. This property can be served by County water with extension of available . <br /> lines, and the developer is permitted for a package sewage treatment plant. <br /> <br />2. Rail service is available on the northern portion of the property that is <br /> currently zoned I-2. <br /> <br />3. The Land Development Guide calls for this area to be developed as an <br /> industrial node. <br /> <br />4. The area has excellent access with U.S. 601 running the length of the property <br /> and the close proximity of N.C. 24/27. <br /> <br /> 5.
