The terms and conditions above referred to are as follows: <br />1, TERM: This lease shall begin as of the date hereof and <br />unless sooner terminated as herein provided, shall exist and <br />continue until the 1st day of February, 1993. Further, Lessee <br />shall have the option to renew this lease for an additional period <br />of five (5) years at a rental not to exceed Two Thousand Dollars <br />($2,000.00) per year. <br /> <br /> 2. RENTAL: As annual rental for the said premises, the <br /> <br />Lessee shall pay to the Lessor the sum of One Thousand Two Hundred <br />Dollars ($1,200.00) payable in twelve (12) equal monthly <br />installments of One Hundred Dollars ($100.00) each on or before <br />the 10th day of each calendar month. The payments shall be made <br />into the office of the county manager or at such location as <br />directed by the county manager. <br /> <br /> 3. USE OF PROPERTY: Lessor and Lessee specifically agree <br /> <br />that the premises are to be used by Lessee for a recreational <br />facility to operate the flying motor vehicle known as a <br />paraplane, Lessee shall use the premises to store, assemble, <br />repair, maintain and instruct individuals how to fly the said <br />paraplane and for such other purposes as might be necessary or <br />expedient to lessee's operation of a training and flying school <br />for the paraplane. <br /> <br /> In addition, Lessor and Lessee hereby agree that Lessee may <br /> <br />cut and remove whatever trees are necessary or properly clear the <br />grounds in its discretion to make the grounds suitable for flying <br />the paraplane. In addition, Lessee may construct whatever <br />buildings, and utilities therefore or other improvements as it may <br />elect and may remove said improvements upon any type of <br />termination of this lease. <br /> <br /> In addition, Lessor and Lessee specifically agree that Lessee <br /> <br />shall have access to and the right to fly the paraplane over any <br />portion of the adjoining property part or all of which is known as <br />the Cabarrus County landfill on Irish Potato road at any time and <br />in any manner which does not violate any of the laws of the State <br />of North Carolina or ordinances of the County of Cabarrus. <br /> <br /> <br />
