This term is derived from pages F-10 and F-11 of the Airport <br /> Master Plan; these pages are attached to this letter. The purpose of the District is to encourage <br /> C~barrus County to adopt height and.hazard regulations to accompany their existing zoning. Since <br /> zoning will be responsible for the way land use develops in the Poplar Tent area, and not induced <br /> by the airport, these recommendations ara made to encourage Cabarrus County to safeguard the air- <br /> port's approaches through prohibition of residential developmeut in the approaches, and recommenda- <br /> tions to allow no more than large lot single family dwellings in the remainder of the airport dis- <br /> trict; commercial and industrial uses are airport compatible. Existing zoning in the area, as re- <br /> ferred to on the airport land use plan, consists primarily of agricultural/industrial (A*I) and <br /> also agricultural/rural residential (ARR). Definitions of these zoning areas are provided in an at- <br /> tachment as well. It will be the responsibility of Cabarrus County and its planning commission to <br /> determine whether or not they will accept th,ese recommendations and medJly their zoning ordinance <br /> accordingly. <br /> <br /> We, as airport planners, would like to take this opportunity to provide our assessment with regard <br /> to the potential airport site location and the National Register-listed "Favoni" property, it <br /> seems as though there are three issues that pertain to visual and audible effects. One is the visu- <br /> al siting of an aircraft either taking off or landing at the proposed airport. The second is the <br /> visual siting oJ an aircraft in the flight pattern approaching or departing the airport and third- <br /> ly, the audible effect of aircraft operating in the vicinRy. <br /> <br /> The site of the Favoni Property is approximately the same elevation as the proposed airport site, <br /> · i.e., about 650 feet ASL The land across, i.e., on the east side of Derita Road, from Favonl is <br /> at the same elevation. Proceeding toward the southwest and ti~e potential airport site, there is a <br /> valley and then the relief increases once more to form the ridge on which the potential airport is <br /> proposed. There ara numerous trees which would not be affected by an airport project now or in the <br /> future existing between the airport and Favoni on the east side of Derita Road and on the ridge of <br /> the potential airport site, Aircraft landing at the site would not be visible regardless of which <br /> end of the proposed runway that the aircraft landed. For aircraft taking off toward the north, the <br /> aircraft would be well into its flight pattern beyond the runway end in the approximate vicinity of <br /> Poplar Tent Road before beginning a lett turn (west, north) or right turn (east).
