<br />I <br /> <br />9.7-23 <br /> <br />Petition 88-05 <br /> <br />Race Shops <br /> <br />A. Intent: It is the intent of this Conditional Use to allow for <br />race shops and their accessory uses when the principle use of the <br />property is for the construction, building, rebuilding or repair <br />of race vehicles and the parts involved with these race vehicles, <br />The use must be found to be compatible with existing land uses, <br />and shall not have an adverse impact on the health. safety, and <br />welfare of nearby residents, property owners, and of the community <br />as a whole. The burden of proof of such compatibility shall rest <br />with the applicant and the second part of Section 9.2-1 (C) shall <br />not apply in the granting of this conditional use. <br /> <br />B. <br /> <br />Additional Requirements: <br /> <br />1. <br /> <br />Minimum Lot Area. The minimum lot area for the conditional <br />use allowed in this section shall be five (5) acres. <br />Larger acreage may be necessary for larger operation, and <br />the Board of Adjustment must find as a fact that the <br />amount of property for the proposed use is adequate to <br />maintain the general welfare of the surrounding community <br />and that the acreage is of sufficient amount to maintain <br />or enhance the value of contiguous property owners. <br /> <br />2. <br /> <br />Principal and Accessory Uses. The Race Complex will be <br />considered as the principle use under this permit. Acces- <br />sory uses are permitted when it can be proven by the <br />applicant that the accessory use is necessary for the <br />broad operation of the Race Team. Accessory uses may <br />include, but' are not limited to. Engine Rooms, Shoet Hetal <br />Shops, Storage Facilities, Housing, Conference Facilities, <br />Storage of souvenirs, airplane hangers, etc. <br /> <br />3. <br /> <br />Public Road Frontage. The lot shall front On a public <br />road in compliance with the Schedule of Development Stan- <br />dards. <br /> <br />(, . <br /> <br />Yard Requirements, The following yard requirements shall <br />be met for all buildings and open areas when equipment may <br />be stored or tested. <br /> <br />a. <br /> <br />Minimum setbacKs from all public streets, roads and <br />highways shall be based on the size of the Race Com- <br />plex on the lot and shall not be less than the follow- <br />ing minimum specification: <br /> <br />Minimum Setbacks (in feet) <br /> <br />Front 50' <br /> <br />Side 40' <br /> <br />Rear (10' <br /> <br />b. <br /> <br />The front and side yard sotback areas shall be left in <br />an undisturbed natural setting. If grading occurs <br />such front and/or side yard area must be sown with <br />grass including straw of sufficient quantity to insure <br /> <br />I <br />
