CABARRUS COUNTY

Post Office Box 707
CONCORD, NORTH CAROLINA 28025

TO:

Charles D. NcGinnis

FRON:

John IL Page

DATE:

April I, 1988

SUBJECT:

Norris Property

Dear Charles:

On a recent inspection of the Norris Property that t<as purchased, by
Cabarrus County! accompanied by Perry St.James of Dennis Yates Associates,
The folloHing items of concern about the condit ion of the buildings as to
the possibility of using these facilities as office space are:

TRACT NO. 1 - BUILDINCS A,B (BARBRICK An:,)

This tract has (2) tt<o buildings and both are occupied by (Bldg, A) Yellot<
Ball Cab Station, (Dldg, B) Kim's Food Store. They ar~ not usable for office
space, because of their age and their overall bad condition,

TRACT NO, 2 - BUILDING C (BARBRICK AVE.)

This tract has (1) one building t<hich is not< vacant, At one time this build-
ing I<aS occupied by a shoe store. Because of the bad condition of this
building I !<Quld not recOIllinend it being used as office space,

TRACT NO.3 - BUILDING D (BARURICK AVE.)

This tract has (1) one building Hhich is occupied on one side and vacant on
the other. The side that is occupied house's Nillaims Realty Co., the
other side t<as used by Nestern Auto. They are not usable for office space
as can be seen by photographs; the roof of this structure t<ould have to be
replaced at an extreme cost to the County.

TRACT NO.4 - BUILDINGS E, F (BARBRICK AVE,)

This tract of t<hich the last (2) tt<O buildings are located on Barbric¡, Ave"
are not sui table for office use (see photographs), as you t<ill see the
roof structure is braced by shoring timbers.

SUNNARY OF BUILDINGS A - F:

It is my opinion that the use of these buildings t<ould not be feasible because
of the astl'onomica1 expenditures that t<ou1d be needed to renovate the structure
to meet existing building codes..

-l-

9
