(5) Adherence to or Modification of PDO Requirements - The applicant has <br /> agreed to the PDD performance standards. I recommend imposing the <br /> site design standards contained in the following report recommendation <br />- rather than outlined in Section 3.9-13{8). However, the Planning <br /> Board and County Commissioners may suggest any modifications they <br /> feel appropriate. <br /> <br /> Recommendation <br /> <br /> After review of the proposed use, I recommend approval of the Brimhall O-I <br /> (PDO/O-I) subject to the following conditions and performance standards: <br /> <br /> (1) Permitted Uses: All uses permitted 'or conditional in the underlying <br /> O-I District. <br /> <br /> (2) Required Lot Area: The entire five (5) acre tract is to house one . <br /> use, plus any essential accessory uses permitted by the zoning ordinance. <br /> <br /> (3) Building Ueight Limit: Thirty five (35} feet. <br /> <br /> {4) Lot Covera§e: The maximum lot coverage by total impervious surfaces <br /> such as roof tops, paving, walkways, etc., shall be forty (40%) <br /> percent of the lot area. However, run-off should be compensated by <br /> on-site detention or retention measures. <br /> <br /> (5) Yards: <br /> <br /> 1. Required front yard, must meet the requirements as <br /> established by the Thoroughfare Overlay Zone <br /> However, the applicant shows on the concept plan one <br /> hundred fifty (15D) feet from the edge of the pavement <br /> along N.C. 24/27. This exceeds the requirements of the <br /> TOZ, therefore, I have no problem with the front yard <br /> requirements. <br /> <br /> 2. Rear and Side Yard Requirements: <br /> <br /> a. Minimum depth of rear yard 30 feet. <br /> <br /> b. Minimum width of side yard 30 feet. <br /> <br /> These requirements exceeds the minimum requirement under <br /> the 0-I zone designation, <br /> <br /> 3. Permitted Yard Usage: <br /> <br /> a. Boundary fences, gates and security stations <br /> may be located in any required yard. <br /> <br /> b. Parking and loading shall not be permitted <br /> in any required yard. <br /> <br /> 4. Special Uses: Outdoor storage and/or display, accessory <br /> buildings and uses, and the dispensing of goods and services <br /> shall not be permitted in any required yard. <br /> <br /> <br />
